Project 03 — Residential Home

The Open Plan, Reset

A house cleared for the market, then filled back in

The house was going on the market, and it was in chaos the first time she walked in. She named what had to go — and the family went further than she'd asked, clearing whole rooms down to the floorboards.

She was the listing agent on this one: the house was hers to sell, so the brief and the styling were the same person's call.

Because the family room, dining table and kitchen all read at once here, they were treated as one room rather than three. The big furniture was the family's own, rearranged; the hearth got a single large canvas and a run of paired greenery to give the eye somewhere to land; the counters were cleared back to the appliances that earn their place; the table stayed where it was and was dressed with a linen runner and one green vase of white blossom, which is what gives the kitchen its open, eat-in read.

The rooms the family had emptied were furnished from her own stock — area rugs, accent chairs, a console, throw pillows, a framed piece for the wall — so that a buyer walking through would find something to stand in rather than a bare floor.

Living Room

The living room and the casual sitting area are one long room. It couldn't work as a single space, so the sofa was set across it to make two — matched to the area rug, the throw pillows, the side table and the throw, so the two ends still belong to each other.

Casual Sitting Area

The far end of that same room, past the sofa — paired armchairs either side of a console, a sheepskin rug underfoot, so it reads as somewhere to sit rather than somewhere to pass through.

In the details

One tray, one job

A wide ottoman is a surface that invites mess. A single wooden tray gives it a purpose instead — a lit candle, three gold votives, white roses in a fluted pot. Everything else that used to land there now has somewhere else to go.
